Todd And Floyd have been designing unique homes, additions and commercial projects in Northern Michigan for nearly 20 years and many examples of this work can be found on Lake Charlevoix, Walloon Lake and throughout the surrounding area. Our designs cover a wide range of architectural genre with each home carefully detailed to fit seamlessly into it’s environment…and into its owners lifestyle.

Our design process begins with a through evaluation of the site, a comprehensive inventory of the owners needs and requirements and an evaluation of how the individual family will interact with the home. With this information we develop a “program” for the project that will help guide not only the design, but also the entire construction process. This program becomes the underlying framework of the home and helps to define such things as space allocation, architectural genre, site orientation and material selection. 

It is not until the Program is fully developed that the actual lines of the home begin to take shape, beginning with the floor plans, and continuing through the complete set of working drawings. Through out the process the client is encouraged to remain engaged, and drafts of all drawings are availble on our secure site for review and comment.
